At Talbots Law, we make selling your home simple. Whether you’ve found a buyer through an estate agent or agreed a private sale, our expert conveyancing team will guide you every step of the way.
What can I expect?
Once you’ve accepted an offer, either privately or through an estate agent, you’ll need to let the buyer know who’s acting for you.
Once you instruct Talbots Law, we’ll open your file and the legal work will start.
To start with, we’ll send you a Client Care Pack with everything you need to get going.
What we’ll need from you:
Signed paperwork
Proof of identity
Any documents we request

Preparing the contract
As soon as your documents are returned, we’ll prepare the draft contract and send it to the buyer’s solicitor.
This includes:
✔ Agreed terms of sale
✔ Title deeds
✔ Property Information Form
✔ Fixtures & Fittings Form
Selling a leasehold property?
We’ll also contact the freeholder or managing agent to get any required documents or details of charges—this part can take time, so we’ll keep you updated.
Now it’s with the Buyer’s solicitor
The buyer’s solicitor will:
- Review the contract pack
- Raise any enquiries
- Order searches
- Review the buyer’s survey and mortgage offer
Once they’re satisfied, they’ll arrange for their client to sign the contract and pay the deposit.
Then we exchange contracts
Once both sides are ready, we’ll:
- Agree a completion date
- Ask you to sign the final contract
- Exchange contracts
- Secure the deposit from the buyer
Next we prepare your completion statement
Then we’ll prepare your completion statement, setting out:

Our legal fees

Estate agent’s commission

Any mortgage to be repaid

Final balance due to you
Completion Day
Before the day:
- Take final meter readings
- Leave your keys with the estate agent
The estate agent will only release the keys to your buyer once we confirm funds have been received.
If you’re handing keys over directly, wait for us to contact you and give you the go-ahead.
