Property solicitors

Ever wonder why buying or selling property can’t just be a simple, straightforward process?

Well, at Talbots Law, it is. We aim to simplify property transactions, taking the stress out of the equation, leaving you only with excitement about moving in or selling up. Just speak to one of the property solicitors at Talbots Law and we’ll get you moving in no time.

With the largest residential property team in the region, you can guarantee that there’s no question we can’t answer, and we’ll always explain all your options carefully so you don’t dive into decisions without clarity. Our approach is straightforward: you tell us what you want to do, and we’ll help you do it – it’s that simple. Last year, our specialist conveyancing solicitors helped over 10,000 customers to move home, which put us in the top ten law firms in the country.

Most tend to forget that the first step of the conveyancing process is about falling in love. Finding the perfect property that’s right for you, and daydreaming about the possibilities.  Be it a country farmhouse, a new build city flat or something completely different, this is a thrilling investment.

Why should I trust Talbots property solicitors?

The truth is, dealing with a property transaction alone can be complicated, especially when you’re buying your first home. Where to begin? What forms need filling in, and by when? How do you make local authority searches?  Without an expert by your side to guide you through, the time it takes to complete your property purchase could be doubled. The more time it takes, the less excitement.

With vast experience in all areas of property law and an extensive knowledge of the market, you can count on us. We’ll be there to field your questions and make the move quick and easy. But that’s not all. At Talbots Law, we have specific specialist teams dedicated in assisting clients with all property matters, and there is no question too complex. Perhaps you’re about to take your first step onto that property ladder, or you’re upgrading or downsizing to something new. Whatever your plans, we have you covered.

Property FAQ

How long does it take to purchase property?
Tricky question. The duration of property transactions vary. However, they tend to take between six to ten weeks. With any luck, it will be even sooner.

Often, it depends on The Chain. The Chain is the series of property transactions that lead to yours. For example, when you are waiting for the current owner of the property you’re purchasing to move out, they are usually playing the same waiting game on their new property, and so too are the current owners of that new property. Don’t panic – The Chain isn’t as bad as it sounds, and generally doesn’t take longer than a few weeks. After all, everyone involved is eager to complete the transaction.

When it comes to making property searches and raising enquiries, our solicitors will be thorough but efficient, and do everything in our power to get the ball rolling and the contracts exchanged.

What’s the difference between an estate agent and a solicitor?
Sorry, there’s no punch line. However, there is a significant difference. Property solicitors are qualified to do the legal work involved with property transactions, from offer through to completion. An estate agency simply handle the property sales. Whether you are buying or selling, we recommend you contact a specialist property solicitor to take care of all the complexities.
