Our Conveyancing Team

Why should I trust Talbots’ residential property solicitors?
The truth is, dealing with a property transaction alone can be complicated, especially when you’re buying your first home. Where to begin? What forms need filling in, and by when? How do you make local authority searches? Without a property law expert by your side to guide you through, the time it takes to complete your property purchase could be doubled. The more time it takes, the less excitement.
With vast experience in all areas of property law and an extensive knowledge of the market, you can count on us. Our dedicated residential property solicitors will be there to field your questions and make the move quick and easy.
But that’s not all. At Talbots Law, we have specific specialist teams dedicated to assisting clients with all property matters, and there is no question too complex. Perhaps you’re about to take your first step onto that property ladder? Or, are you upgrading or downsizing to something new? Whatever your plans, we have you covered.
Residential property FAQ
How long does it take to purchase property?
Tricky question. The duration of property transactions vary, however, they currently take 14-16 weeks. With any luck, it will be sooner.
Often, it depends on The Chain. The Chain is the series of property transactions that lead to yours. For example, when you are waiting for the current owner of the property you’re purchasing to move out, they are usually playing the same waiting game on their new property, and so too are the current owners of that new property. Don’t panic – The Chain isn’t as bad as it sounds, and generally doesn’t take longer than a few weeks. After all, everyone involved is eager to complete the transaction.
When it comes to making property searches and raising enquiries, our solicitors will be thorough but efficient, and do everything in our power to get the ball rolling and the contracts exchanged.
What’s the difference between an estate agent and a solicitor?
The main difference between property solicitors and real estate agents concerns their role in the selling or buying of a property. A solicitor is qualified to do the legal work involved with property transactions, from offer through to completion, while an estate agency will simply handle the property sales.
